Three Estate Agents Valued This Cheadle Home - Only One Strategy Achieved £10,000 More

One of the biggest misconceptions in the property market is that achieving the best price simply means listing your property at the highest possible figure.

In reality, the opposite is often true. A recent sale we handled locally perfectly illustrates why pricing strategy is so important.

Three Agents – Three Different Approaches

The property had been valued by three estate agents.

Two agents recommended listing the property at £330,000 and advised the sellers to consider offers around £325,000.

Our advice was slightly different.

Rather than starting high and negotiating down, we suggested launching the property at Offers Over £325,000. This approach positions the property competitively within buyer search ranges and encourages stronger interest from the outset.

Why This Strategy Works

Today’s buyers are extremely well informed. Most search within defined price brackets online, and properties that appear attractive within those brackets often generate significantly more enquiries.

Our goal was simple:

Create maximum exposure and competition between buyers.

The Marketing Strategy

Once the pricing strategy was agreed, we launched the property with a focused marketing campaign that included:

• Professional photography and presentation
• Immediate exposure on the major property portals
• Targeted social media promotion
• Direct contact with registered buyers already looking in the area

The response was immediate.

The Result

Within days we arranged multiple viewings. By Wednesday evening we had received four offers.

The highest offer? £335,000.

That’s £10,000 above the guide price and over 3% higher than the marketing figure.
