The Government has confirmed when landlords across Cheadle and Stockport must register their rental properties under a new compulsory national scheme. Here's what you need to know.
If you're a landlord in Cheadle, Gatley, Cheadle Hulme, Heald Green, Edgeley or elsewhere in Stockport, another important change to the private rented sector is on its way.
Following the introduction of the Renters' Rights Act reforms, the Government has now published guidance on its new Register your rental property, which will require private landlords to register themselves and their rental properties.
The guidance, published on 29 October 2026, confirms the registration timetable, fees and information landlords will need to provide.
When must Cheadle and Stockport landlords register?
The new scheme is being introduced in stages across England, with Stockport included in the North West rollout.
The key dates are:
-
Registration opens: 15 May 2027
-
Registration deadline: 14 August 2027
-
Annual fee: £65 per property
The initial fee will be adjusted during the national rollout, so the first payment may be less than £65.
What information will landlords need to provide?
The register is intended to give local authorities a clearer picture of privately rented properties and help them identify homes that may not meet legal requirements.
Landlords will need to provide information including:
-
Their identity and contact details.
-
Property address and details, including the number of bedrooms.
-
Details of managing agents, where applicable.
-
Gas safety certification, where required.
-
Electrical safety certification ( EICR )
-
Energy Performance Certificate ( EPC ) information.
-
Tenancy details, including rent.
-
Relevant property licences, including HMO licences where applicable.
Landlords will also be responsible for keeping their registration details and relevant documents up to date.
What happens if a landlord doesn't register?
Registration will be a legal requirement for properties covered by the scheme.
Landlords who fail to comply could face financial penalties of up to £7,000, with penalties of up to £40,000 for certain serious or repeated breaches.
The introduction of the register is another reason for landlords to ensure their property records, safety certification and tenancy documentation are properly organised.
Can a letting agent help with registration?
Yes. The Government has confirmed that letting agents and property managers will be able to assist landlords with certain aspects of registration, including property information and supporting documentation.
However, landlords will need to initiate their own registrations, pay the registration fee and remain legally responsible for ensuring the information is accurate.
Is managing your own rental property becoming more demanding?
The new registration scheme follows significant changes to the private rented sector under the Renters' Rights Act.
From tenancy arrangements and rent increases to safety certification and now compulsory registration, landlords have an increasing number of responsibilities to manage.
For landlords looking after their own properties, the time and administration involved can soon add up.
And while the £65 annual registration fee is relatively modest, the consequences of overlooking important compliance requirements can be considerably more expensive.
