Firstly to ensure the quickest possible let, we adopt a proactive marketing campaign, including massive internet coverage through multi portal listing, especially Rightmove, the country's leading property portal, regular press advertising and state of the art technology to ensure the fastest communication of new instructions to our extensive applicant database of companies and individuals looking to rent a property.
As a professional letting agent we thoroughly reference all potential tenants and as added protection and peace of mind to landlords we offer a range of insurances and rent guarantees. Also all deposits are now held in a secure government backed tenancy deposit scheme.
Unlike many letting agents, we enjoy excellent relationships with our tenants, which ensures very few problems, rents paid in full and on time and properties maintained to the standards expected.

Let only service
- Provide an accurate rental valuation
- Advise on landlord obligations in respect of various safety regulations
- Advertise in local press, via our website & multi portal website listing including rightmove
- Take internal and external photos (where appropriate) and order board if requested
- Take initial holding fee (application fee) from tenants- non-refundable if tenant proves unsuitable or withdraws prior to commencement of tenancy.
- Carry out comprehensive reference and credit checks
- Preparation of tenancy agreement and other statutory documentation
- Collection of first months rent and deposit
Full management service
For those looking for a totally stress free option our comprehensive full management service includes all the aforementioned from our let only service plus:
- Collection of monthly rents and payment to landlords less any deductions
- Settlement of any utility accounts or other final bills as required
- Preparation of monthly statements detailing income and expenditure
- Carrying out regular photographic inspections to ensure properties remain in good condition and reports provided to landlords
- Being first point of contact for the tenants
- Arranging for repairs if required through our approved list of professional contractors
- Maintenance company on contract for organising repairs and general maintenance
- Checking the property at the end of the tenancy to ensure the property is in good order
- Free rent guarantees for peace of mind
- Taking of meter reading at the end of the tenancy
Once you decide to rent your property with Maurice Kilbride
- Apply for mortgage lenders consent (where appropriate)
- Obtain gas and electrical appliance certificates or instruct us to arrange this on your behalf
- Ensure the property is furnished or unfurnished as appropriate
- Notify your insurance company
- Make sure property is in clean and tidy condition
- Apply for tax exemption certificates (overseas landlord only)
- Ensure you supply 3 sets of keys to Maurice Kilbride - 2 sets for a let only
- By law instruction manuals or information leaflets must be left at the property for all appliances including the central heating boiler, thermostatic controls etc- alternatively clear hand written instructions will be required
- You will need to arrange an Energy Performance Certificate (EPC) when instructing Maurice Kilbride to market your property
